Flood Risk Assessment, Sheffield, South Yorkshire

RAB Consultants has completed a Flood Risk Assessment in accordance with National Planning Policy Framework in support of a proposed refurbishment and minor extension in Sheffield.

The river Don flows in a north easterly direction approximately 0.34 kilometres away from the site. The Environment Agency’s Flood Map for Planning (Rivers and Sea) indicates that the site is located within Flood Zone 3; a Flood Risk Assessment was therefore required for this site.

RAB Consultants carried out both a site visit to assess the flood risk within the local area and a topographic survey to establish ground levels across the proposed site and along potential evacuation routes. Our assessment to meet the requirements of the National Planning Policy Framework also involved:

  • Data collection, including the Environment Agency’s most recently modelled flood data for the river Don in Sheffield;

  • Liaison with the Environment Agency, Sheffield City Council and Yorkshire Water; and

  • An assessment of the risk of flooding from all sources including fluvial, surface water, groundwater and drainage related.

The site is thought to be most at risk from fluvial flood waters that come out of bank at an upstream location on the river Don. Despite this, we were able to demonstrate that the area proposed for development is not expected to experience flooding during the 100 year (plus an allowance for climate change) return period flood event. Furthermore, a flood warning and evacuation plan is included in the assessment ensuring that all staff and visitors to the site are aware of the flood risk and indicating the most appropriate evacuation route to higher ground in Flood Zone 1.
