Flood Risk Assessment, Stockton on Tees, NE England

RAB Consultants has completed a Flood Risk Assessment in support of a proposed change of use development in Stockton on Tees.

The site is located south of a meander of the River Tees and although the site is located primarily within Flood Zone 1, the southern and eastern boundaries are located in Flood Zones 2 and 3 as identified by the Environment Agency's flood map. Furthermore, the site is located on a ‘dry island’ surrounded by Flood Zone 3. A Flood Risk Assessment was therefore required. Our assessment to meet the requirements of the National Planning Policy Framework involved the following:

  • A site visit to assess flood risk within the local area;

  • Data collection, including the Environment Agency's most recent modelled flood data for the River Tees in Stockton on Tees;

  • Liaison with the Environment Agency, Stockton on Tees Council and Northumbrian Water;

  • Assessment of the risk of flooding from all sources including fluvial, surface water, groundwater and drainage related;

  • Preparation of a Flood Risk Assessment report in accordance with the National Planning Policy Framework;

  • Preparation of a Flood Warning and Evacuation Plan.

The assessment ensures that the development is safe from flooding and also ensures that it will not increase the risk of flooding elsewhere. A detailed Flood Warning and Evacuation Plan forms part of the assessment to ensure that future occupants are aware of the flood risk and are clear on how to evacuate the site safely. A final report has been submitted to the client and will form part of the sites planning application.
