Flood Risk Assessment, Hexham, Northumberland

RAB Consultants has recently prepared a Flood Risk Assessment in support of a proposed industrial development in Hexham, Northumberland.

A Flood Risk Assessment was required for this site as it is located approximately 30m from the River Tyne within Flood Zone 2.

The following activities were carried out as part of this assessment:

* A site visit to assess flood risk within the local area;

* A topographic survey of the site (relative to Ordnance Datum) and access/egress routes;

* Analysis of the Environment Agency data;

* Liasion with the client, Environment Agency, Local Planning Authority and Northumbrian Water;

* Preparation of a Flood Warning and Evacuation Plan;

* Preparation of a Flood Risk Assessment report in accordance with the National Planning Policy Framework. This included risk from all sources of flooding and it also took climate change into consideration.

Through data collection, consultation and analysis, the report concluded that the development is considered appropriate given the flood risk and is not expected to increase flood risk elsewhere.

A number of site-specific recommendations have been made to the client. The report has recently been submitted as part of the planning application.
