Flood Risk Assessments, Newham, London

Our client has been working on an ambitious project to redevelop derelict areas of Newham to create attractive new residential accommodation, including lifetime homes and wheelchair accessible units. Each of the four development sites all required Flood Risk Assessments to ensure safety, as the developments at Doherty Road, Manor Road and Chargeable Lane are located in Flood Zone 3 on the Environment Agency’s Flood Map for Planning (Rivers and Sea), as well as the Baxter Road development in Flood Zone 2.

We carried out a site visit at each of the locations to assess the flood risk within the local area. Our assessment to meet the requirements of the NPPF also involved:

  • Data analysis, using the Environment Agency’s latest models for the River Lee and the Tidal River Thames including modelling a scenario where the Thames Barrier has been removed or breached.
  • An assessment of the risk of flooding from all sources including fluvial, surface water, groundwater and sewers.
  • Recommendations of suitable flood risk mitigation measures, including floor raising and flood resistance measures.
