Flood Risk Assessment, Sheffield, South Yorkshire

A Flood Risk Assessment has been completed by RAB Consultants in support of a new energy centre proposal at an existing commercial site in Sheffield.

The development site is located in Flood Zone 2 in accordance with the Environment Agency’s Flood Map for Planning (Rivers and Sea) and identified in Sheffield City Council’s Strategic Flood Risk Assessment (SFRA) as being in Zone 3a (high probability); therefore requiring a Flood Risk Assessment for this development.

RAB Consultants carried out a site visit to assess the flood risk to this site in relation to local ground levels.

Our assessment to meet the requirements of the National Planning Policy Framework also involved:

  • Data collection, including the Environment Agency’s most recently modelled flood data for the River Sheaf in Sheffield
  • Reviewing policies from Planning Practice Guidance 2014 relating to Essential Infrastructure
  • Liaison with the Environment Agency, Sheffield City Council and Yorkshire Water
  • An assessment of the risk of flooding from all sources including fluvial, surface water, groundwater and drainage related; in accordance to Sheffield City Council’s SFRA

Flood mitigation measures were included in order to highlight measures to reduce surface water run-off rates at the site.
